Meet Bill Manning

Bill Manning is the Principal Broker & founder of Luxpoint Real Estate, a licensed Florida real estate broker serving buyers, sellers, and investors throughout Gulf Breeze, Pensacola, Pensacola Beach, and the surrounding coastal communities of Northwest Florida.

15 Years in the Market. 4 Years Licensed. One Doesn't Exist Without the Other.

Before founding Luxpoint, Bill spent more than a decade buying, selling, improving, and short-term renting residential properties alongside his wife. That is firsthand experience in the mechanics of real estate that most agents simply don't have. He holds a Florida real estate broker license (BK3548696), the highest level of real estate licensure in the state. To date, Bill has closed 66 residential transactions, 83 sides, totaling $38M in sales volume, and has built a growing commercial practice alongside it.

The Kind of Local Knowledge That Can't Be Researched

Bill has lived in and around Pensacola's East Hill neighborhood for 25 years. He owns three small businesses on its streets. In 2011, he and his wife opened The Magnolia, a neighborhood bar and restaurant in East Pensacola Heights that became a fixture of the community for years. Luxpoint Real Estate is based in Gulf Breeze Proper. Bill lives in Downtown Pensacola, works the full coastal corridor, and carries firsthand market knowledge across each of these distinct communities.

That depth of local presence is what informs how Bill prices listings, advises on neighborhoods, and guides buyers to the right decision for their actual life. It does not come from market reports or data aggregators. When a client asks about a specific street in East Hill or a block in Gulf Breeze Proper, the answer comes from someone who has walked it, sold on it, and built something on it.

How Bill Works

Bill works across primary residences, second homes, waterfront properties, investment transactions, and commercial deals throughout the Gulf Coast. His approach is direct: protect the client's leverage, price with precision, communicate at every stage, and move forward only when the numbers and the strategy are right. Every transaction is treated like his own.
